Flooring Improvements:  Love the Deep Rich Red Hue of Asian Rosewood for it's elegant look.  However, the goal is to get the house sell ready w/i the next 18 months.  Is Brazilian Cherry a better choice in terms of appealing to a wider pool of potential buyers?

What is the style of your home?  I would stay away from anything too dark, and stay away from anything with too much glossiness.  Make sure you get a real hardwood floor (not engineered) and you should be in good shape no matter what you pick.  Wide plank is popular lately, but only if it matches your home style.
