Question The home that I plan on purchasing is only $35,000 is it necessary to find an agent? Do I have to take out a loan if I already have the down payment, and the monthly charges aren't high?
Answer Hello Jada - Please excuse the delay in my reply as I was out of the office this weekend. You do not need to obtain a loan if you have the money to pay cash in the bank, or the money is liquid enough to close within the time frame agreed with the seller. It is not required to use the services of an agent no matter what the price. The 'value' of a professional REALTOR is not found in access to the MLS or the legal forms written by industry attorneys, but rather the actual advice provided by such an individual who possesses the experience. This advice should protect you against those situations with regard to the property integrity and condition, relationships with affiliated services that can assist with appliance/fixture inspections or discovering possible latent defects, title issues, tax liabilities, land easements that could prevent you from using the property as you might have intended, planning and zoning considerations, finance options, surrounding area issues... rodents and pests, fissures, water, stigmatisms, crime, health, etc. Obviously, I am a proponent of using a 'REALTOR' not just a any real estate licensee. Sometimes when we think there is no need... it's so inexpensive, etc thats when we find out later we missed something. Thats when a potential great investment ended up being a money pit. I am involved in many investment transactions both personally, and as a buyer/seller representative, and my clients tell me that they were glad I convinced them to seek counsel as there are always underlying factors to take into considerations prior to agreeing to the final deal. - I hope this helped. - Todd
