Buying or Selling a Home/Notifying Renter of Appraisal

Question
In trying to settle a Trust Estate, I need to get an appraisal on a home occupied by renters. When I phone to request a convenient time for the appraiser to be at the home. On the phone the renter denies being who she is and denies being at that address. (Basically she is lying) I live about three hundred miles from the rental home. What is the next step for me to take?

This really isn't a question for a real estate agent but my suggestion is that you need to get someone local to check out the premises and find out who is living there. Once determined send a certified letter notifying them of the appraisal.  If the tenants refuse access you will probably have to evict them.  They would be in violation of lease by refusing access given proper notice.  If you are planning on selling the property I would guess that your real estate agent will give you the necessary assistance.
