Buying or Selling a Home - owner not providing property maintenance

Expert: Susan Milner - 8/9/2008

Question
Susan:  I was attempting to purchase a home in Pittsburgh, PA.  I moved from approximately 180 miles to this new home, informed that everything was ready for the utilities to go on.  However, the gas company found an inside gas leak and red-tagged the line.  Owner was to fix, had an estimate done, and now is trying to rush me into closing.  What are my options, as I was informed that all utilities were ready to go, until I actually got here.

Thank you and I appreciate any help you can provide.

Chris Lucas

Answer
Chris,

I would definitely advise you to NOT close until this is taken care of. If they do not get this handled I would retain an attorney to sort this mess out for you.

On the other hand, if you have a bid on fixing the problem and you are ok with it then you could close and have the seller's give you a credit for the repair.

Good luck.
