Buying or Selling a Home/land contract- sewer question

i am buying a house land contract in sandusky, co. fremont, ohio.  the city is putting in rural sewer in a couple of months, the cost to hook in is 3000.00 and another 2000.00 for a plumber to redirect all lines to front of house to back. Whose responsibility to pay? Is it buyer or seller?

Hi Debra;
It depends on what the contract states as to whose responsibility it is to pay for the sewer hook up and plumbing bills.  If you have written that the Seller is to pay all pending assessments, and if the price agreed upon included sewer hook up then the seller pays.  If however, the price did not include sewer, and the seller had either no knowledge or agreement with you on this matter, then it is certainly going to be your responsibility to pay this fee.  I suggest that you reread your contract carefully and see what the contract says.  If you have nay questions, talk to the closing attorney and get him/her to review your contract carefully before you sign on the dotted line.  Once you close on the house it will be much more difficult to get any payment from the Seller so the best thing to do is to get the understanding and agreement up front.
