Question
I was trying to sell my parents house and listed it with a realtor.  At the same
time a friend of mine expressed interestin buying.  the realtor showed them the
house and we entered a contract but there house did not sell.  We kept the
listing open and I rented it to them.   They may want to buy it eventually, but the
house has been out of contract for 12 months... Do I owe said realtor anything?  
If the house sells in 2-3 months..

Answer
I don't think so, Pat. I assume your parents' house is in their name. If YOU were selling it, whatever listing you may have signed was not valid. Unless YOU own it.
