Buying or Selling a Home/mobile home/ lost title

Question
Hello, I have some relatives with a 25 year old double wide mobile home
without a title for one of the sides. Apparently they did not know they needed
to and registered it that way a few years ago. I have been helping the family
with their affairs since they may have to move eventually. They are elderly.  I
don't think the home is worth a lot of money, but I hate to think it will be a
total loss for them financially or even cost them money to get rid of it.  Can
you give me any advice on this problem?

There's not too much with which I can help, Karen. I am familiar with California laws with mobile homes, especially if the owners of the mobile home own the land on which the home is located. Other states have different laws and regulations regarding mobile homes. If your relatives do not own the land on which their double-wide is situated, I recommend you consult with a local mobile home broker or an attorney. For example, if your relatives lived in California, this would not even be a real estate problem if they did not own the land under their home. It would be a dept. of motor vehicles concern.
