Question
My grandmother and grandfather had purchased some land in Healdsburg, CA in Sonoma County back in 1975. My grandfather passed away in 2002. My grandmother wants to give me the land. What's the easiest most pain-free way? I know i need a death certificate for my grandfather, and a map of the land involved. Do I need to transfer the property into my fathers name first, then have him transfer into my name to avoid taxes? Would a Quit Claim be the proper form?

Mention my name and she will take good care of you, and advise you as to what to do under the circumstances. There may be gifting requirements on just giving you property... What you may ask Kathy is if you were able to be quit claimed onto the property, then between your mom and you, you would agree to hold the property in  joint tenancy with the result being a right of surviorship.
