Question
Lessor on sublease-contract for deed did not disclose structural and foundation damage due to water entering through the floor and walls. These blocks are cender blocks and we have recently noticed that there is black mold growing on one of the walls in question. I know that all correspondonce must be in writing to lessor. Would you suggest that we seek legal advice before sending any certified letters(always red flag for legal pursuit)on our own? We have received professional estimates and they are for 10,0000+-initial start of repair. The mold issue and water not being disclosed in contract null and void the AS IS. Have not purchased because no bank will lend.
Would Implied warranty of habituality and Fraud for non-disclosure to sell/rent premises in defective condition -llinois-
be a good start for speaking with attorney?   I have recently been cured from Lung CX and I am very concerned. Also, are we responsible for cleaning up and testing of mold? I know this isn't considered leagal advice. Your comments are appreciated.

Answer
If you do not get satisfied after asking the lessor to put the property into selling condition (remember you haven't bought it yet and you can walk away if you want, but you lose any moneys you put in it) then I'd get that REAL ESTATE attorney involved. This has the makings of a long dragged out, costly affair. I wish you well.
