Question
I am trying to buy a house in Spring Hill, Maury County, Tennessee.  The seller said they WILL NOT pay for the title.  What does the title to a $200,000 house normally cost?  It must be expensive for this to be a part of their negotiations.  Any help you can give me will be greatly appreciated.

Hi Charles;
I am not sure what the seller is talking about.  Paying for title might mean that he won't pay for title insurance which makes sense since this is usually what the buyer pays for.  You need to check with an attorney to determine what the costs will be since they differ from state to state.  The seller may not be referring to this though and might think that he will not pay to deliver paper work at the closing.  This is the deed and the lien waiver which is usually about $75 to $100 at the most. An attorney needs to draw these up and it depends upon the attorney fees which vary depending upon where you are.  My suggestion is to call the attorney you are going to use for the closing and find out what fees there are, who usually pays these and  what the costs will be.  That way you can figure out how much to offer based upon how much additional you will need to pay to close.  Sometimes, buyers make an offer and ask for additional amounts for the sellers to pay for closing costs.  This may be what the seller is saying "no" to.  I suggest that you clarify before proceeding.
