Buying or Selling a Home/home disrepair

Question
My wife and I just recently bought a mobile home, because of our credit we did it without the bank but we still drafted a contract and all the paperwork. When we asked about inspection the owners convinced us that there was no need the home was in good condition. Now i see how that couldn't be further from the truth. The roof leaks in three places and the attic is missing some paneling exposing it to the outside. When I asked about making an insurance claim they said no it wasn't necessary and we should just buy some tarps till the rain stops and fix it ourselves. Is there anything we can do?

Answer
Hi Matthew...

Classic example... so sorry you did not do your due diligence... I don't know what state you are in... some treat mobile homes like auto's ... and some are very buyer beware... you should seek an attorney who could draw up a letter to sternly ask the sellers for money to compensate for the 'fraud' (must be provable) they committed on you... the courts only need to make you whole... that means different things to different people... I would get estimates on repairs.. and go that road for money you are seeking.. the response from the seller is unacceptable... but you will need to seek a monetary remedy...

PS.. check you  state law on small claims vs Superior court for damages.. you may have to go after them that way.. and keep in mind you may not be able to squeeze blood out of a turnip... as my grandma used to say..

Good luck
