Buying or Selling a Home/Referral for Vista area?

Question
We are looking into selling a mobile home in the Vista area.  Can you tell us what the standard fee is for listing and selling a mobile home?  I know it's around 6% for regular homes.  Just wondering if it's different for mobile homes.  Also, do you know a good realtor that specializes in mobile home sales in the North County?  Thanks.

Answer
Hi Pam,
You should NOT pay a fee to sell your home.  Buyers pay all fees!  This means escrow, inspections, HCD, the works.  It's called a NET listing, and I would insist upon it.

Do not use a "realtor"...they are not well versed in this type of home sale....might say they are, but they are not!  All the papers, etc. are for mobiles only.  So find a dealer that you will interview and feel on the same page. When their phone rings, it's for a mobile, not a site built house. Take a 30 day listing (they'll want 90) to see how they work out....don't get stuck with a company that won't show your home aggressively.

Don't know anyone in your area to refer, but ask the park management, they may be able to help.....Good Luck    "~ Mike
