Buying or Selling a Home/Selling rental property

Question
I am thinking about selling a rental house I own and have current tenants living there.  Once I post the for sale sign and have an offer that I accept, how long do I have to give the current tenants to vacate?

Dear Karen:  That question is regulated by the municipality in which the property is located.  Call the city hall, and they will be happy to explain what their laws are with reference to what you must do.  Some cities have rent control ordinances, and some do not.  That is why it is important that you operate within the guidelines.  Also, in the event you are selling when the present tenants are under a lease, you may wish to ask if you can or cannot ask them to vacate.  You may have to sell subject to the conditions of the existing lease; a tough thing to do.  Tenants also have rights, and do not have to show the property at your will.  That is another question you ask of your city or state real estate department:  How much or how little can the showing tines be regulated.  Tenants are generally not cooperative.  You may consider  a rent reduction if they cooperate.  Good luck, Karyn Foley
