Buying or Selling a Home/Terminating Sales Agreement

Question
My husband and I signed a very long sales agreement with an agent. At the time, we did not know that we could request a specific time like 3 months or less. If we wanted to take the house off the market because it is not selling and have it leased through a different agent, is that possible? I looked at the Seller's Agreement and it says nothing about not being able to lease it. Do I need to have a termination of contract if the expiration date on the seller's agreement has not terminated yet? Would it be a problem if I hired someone else to lease out my property?

Answer
Dear Helen;
Unless the agreement states that you cannot take it off the market then you can do so.  As for leasing, I would discuss this with the agent and tell them what you are planning to do.  Chances are the agent will be fine with it since most residential sales agents are not leasing agents.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
