Question
I'm wondering if there is a source for finding someone who is looking for a very large historic home to convert to a group home, assisted care home, or bed & breakfast.  Our son is in a group home and they get over $2,000 per month for his care. Two of the bedrooms have two people in them. We own a 7-bedroom (plus study and sewing room). Six of the bedrooms could easily accommodate two people because they are so large. Figuring this way, there would potentially be room for 15 residents and staff. There is a back stairway that could possibly allow for an elevator. We are in Everett, WA and live two blocks from a hospital and one block from a dialysis center.  We are now in the process of cleaning/de-junking so it's not ready to list with an agent. However, if there was a party SERIOUSLY interested for a specific purpose, we would be willing to let them see it.

Thank you for your question.

The first thing you may want to do is depending on the state in which you reside, contact the state and local offices for assisted living, or care facilities to investigate the requirements needed to start a group home. I am talking about requirements for the location of and amenities to establish such a home. There are a number of hoops you have to jump through to have your home accredited as a group home, and you need to be well informed before starting the process of finding someone to buy your home under those circumstances. Contact your local agencies either through the city or county to get the state information and department you have to contact.

After you determine the likelihood of turning your home in to a care/group home facility, you would want to contact a Realtor who specializes in these type of properties. This also would take some investigation as not every Realtor sells this type of property. You would need to call a number of Real Estate Companies asking if there is one or two specific Realtors who represent care facilities or potential care facilities. If they do not have a Realtor who can help you, ask for a company that can. They should be able to direct you to the right Realtor. You can also contact some local group home for recommendations of Realtors, as well as the state and local agencies you would need to contact as mentioned earlier.
