My parents have decided to try and sell their home themselves.  They got the appraisal and would like to ask a higher price so they have room to negotiate.  Do they tell potential buyers the appraised value if they ask? Will the appraised value possibly be different if the buyer wants a loan and has to get another appraisal?

Hello Jan - This question requires more than one answer. First, your parents are not obligated to disclose the appraisal exists or the appraised value unless it validates the price they are asking for the home. It is understandable that your parents desire to ask a "reasonable" amount over the appraised value for negotiation purposes. Depending on the value of the home, your parents may also consider pricing their home 6% over value to offer "up to 6% towards the buyers settlement fees (pre-paids, loan costs, closing costs, etc) with a full price offer". This makes it easier for the buyers to qualify as most buyers have limited financial resources. Second, if the appraisal was for refinance purposes it is possible the appraised value may be higher than actual value. This means that your parents may need to be cautious in the price they list at. The most exposure for a home comes during the initial 30 days after activating the listing. This is the period where the majority of potential buyers are looking waiting for a home to come on the market at a competitive price. If the home is priced too high the listing will not have any activity. After this initial period the home becomes 'stale'. The only people who find the home are those new lookers (which represents a significantly smaller demographic). Even if there is a price reduction the initial exposure has been wasted. A REALTOR should be able to assist with determining this price point. Finally, every appraisal will be at a different value and the buyers lender will NOT use your existing appraisal.
