Buying or Selling a Home/Buying a mobile home

Question
We are going to buy a mobile home with cash and I wanted to know if we get the
title right away or if we have to wait. Do we have to use a title agency? We are
buying from another person and not a dealer. We have never done this before so
we really need to know everything to be sure we have full ownership of the
home. Thank you in advance.

Hello Carly,
My suggestion will always be to go through an escrow company. Unless you have the time and ability to check tax clearances, lienholders, and other property issues....$500-600 is a very reasonable fee.  They will do all the registration and title ordering for you, and are insured for millions to protect your interests. Title should get back to you from the state in about a month.
Here in Calif., I use Harbor Light Escrow, Torrance.
