Buying or Selling a Home/First time buyer

Question
Hello I have a few general questions. How easy is it to obtain a home loan for first time home buyers? What type of credit score do you need to qualify? Do you need income qualifications? How do you find foreclosed homes?

Answer
Hi Nicole;
It is increasingly easier from a few months ago to obtain a loan as a first time homebuyer with all of the incentives and a slight relaxation of lender money now.  Still it is important that you have good credit but as far as the score...it depends how much of a loan you need, how much you are putting down and also what your circumstances are.  The main thing is to get pre-qualified with a lender.  He/she can tell you everything you need to know about the loan.  You do need income qualifications and those are that your house payment should be no more than about 25 percent of your total income.

Finding foreclosed homes is fairly easy these days.  You can ask a real estate agent, subscribe to a foreclosure newsletter, or research online.  Just look up foreclosures and you will find lots of websites.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
