Buying or Selling a Home/va home loans

Question
I am a vet who will be looking for a house this summer/early fall with my wife; I have a great real estate agent, a mortgage agent that came recommend from another vet, and I plan to use my VA home loan benefits; since I am what my wife calls a “planning nut”, I want to make sure all of my bases are covered; can you think of any problems I can encounter while looking for a house in Phoenix using my VA benefits?

Dear Jeff;
A VA benefit may have some restrictions and requirements that should be understood before beginning your search.  Once you understand what they will need...who pays for what...etc.  You should structure your offer on any home you decide on accordingly.  There is nothing worse than getting an accepted offer, going under contract and then finding out that the sellers are required to pay for something that they don't agree to.  It is extremely important that everyone understands who is responsible for what when doing a VA loan.  Many agents have never seen a VA loan and so one should never assume that they will advise their clients accordingly.
