Hi Connie, I want to ask how do you put a value on a townhouse? I don't want to ask the seller, I want a way myself to figure a value. Also Connie what is the difference between a Condo and a Townhouse? Thanks, Gary

Hi Gary,

A Condo and a Townhouse are similar in that they are both in a planned community, usually have HOA's, common area ie: pathways, parking structures, pools, tennis courts etc... on the scale of value, a Townhouse trumps a condo... usually due to the fact that you have no one living above or below you... ie: more desirable, although I have seen single level single story condos, usually in seniors complexes...

You can attach more value to the Townhouse... the exact amount is not a tried and true matrix to figure this out... depending on where you live, and what the desirability is for a Townhouse..will all make a difference...

You also did not mention if this is investment or personal... value is different on each, what you may buy as an investment is not necessary so as a personal residence... keep that in mind also...

Lastly on a Townhouse... depending on inside or end unit... whether or not it is in the most desired section or on the main thoroughfare all can make a value change...

Seek the advise of a local RealtorŪ in your area.. your will get very valuable information for no cost... and hopefully build up a relationship that you'll have a trusted professional in your corner... We do work for our wages... and a good RealtorŪ is worth their weight in gold! Every time...
