My daughter is buying a house in Yonkers NY, She was handed a exclusive right to represent agreement to sign. Should she sign it and what does it mean? Thank You

Dear Sam;
The exclusive right to represent simply means that the agent is not competing with any other agent to represent your daughter in the buying of a home.  The agent will represent her best interests.  However, the daughter should make sure that the agreement has a provision whereby she can end the association if she is displeased with this agent and if she doesn't feel well represented with no further responsibility to the agent.

A common mistake is that buyers don't want to sign an agreement thinking that they should keep their options open.  However, an agent feels less like working hard for someone when they don't have exclusivity.  If they are never sure that their work will be compensated then why work at all?  By guaranteeing that they are exclusively working for a buyer, the agent is far more likely to perform in a professional manner.
