Buying or Selling a Home/Quit deed

Question
The property I asked about has a warranty deed, that is 2 seperate parcels. You advised me that the land has to be subdivided by the county, why is that necessary if one whole lot is going to be sold to me and is already divided into 2 one acre and a quarter lots? How would I acquire a quit claim deed under that circumstance?

Answer
A little back ground to make sure we are both on the same page.  A lot is "legally" subdivided when a survey has been completed delineating the 2 separate parcels and that has been recorded with the county.

If that has been complete all you need to do is draw up a quit claim deed with the legal description of the piece of property your mom is giving you and have that recorded with the county.
