Question
i bid on a house 11 months ago while it was listed with a realtor.  Now it is for sale by owner, can i bid again without the realtor involved?

Hello Karen - Sorry for the delay in my reply. The answer to your question is 'Probably but it depends'. This depends not on you but the sellers contract with the agent who had the house listed when you first placed the offer, and or subsequent listing agents. My suggestion is to contact the seller and place an offer directly #of course this is with the understanding it is not currently listed#. The seller should check the listing paperwork to be certain the terms have expired. Some contracts include conditions such that if the seller should receive an offer from anyone to whom the property was shown during the effective dates of the listing then a commission would be due the listing brokerage unless the property was subsequently relisted with a different firm... or something like this. If the seller has any concern as to whether they may owe any compensation relating to a prior listing then I recommend seeking a real estate attorney to assist in the interpretation of the terms and conditions of the listing agreement.
