Question
My husband and I were just married a couple of months ago and paid for the whole wedding ourselves, everything is paid off but it left hardly anything left in our bank accounts.  Right now we are living in an apartment and the lease is up in October.  We know that this is a great time for first time home buyers but we're not sure if we should rush into anything if we don't find a house that we both love.  We have some money saved up but to buy a house we would have to see if the seller would pay for any closing costs.  Our question is, should we buy now or should we just wait a year and keep renting an apartment to save up more money?  I know that they might have some kind of thing for first time buyers next year but I'm going to guess it isn't as good as the 8,000 they are offering this year.  We can't get any kind of aid to help with the down payment or anything because we make more than the income requirements.  We are kind of stuck on what to do.  If you could give us your opinion it would be very appreciated!  Thank you!

Congratulations on your wedding... that is exciting news!...

On the buying of your first property... DO NOT RUSH... never make snap decisions unless the deal is toooooo good to pass up.. and only through educating yourself will you know that ... understand the area you are trying to buying, consult with a local realtor who knows the area... and will work with you as YOUR Buyers Agent!

You will qualify for the UP TO $8,000 credit that is being given (the actual dollar amount depends on the actual purchase price)

My suggestion... do your homework, find a competent realtor to work with, and save save save your money so you show some strength in the financial market.

Remember the time is only right when the time is right... oh and keep your credit squeaky clean, no lates, missed payments, judgements, collections... the higher the score the better when you are purchasing real property...
