Question
I previously had my home listed with an agency. About 30 days ago, my listing expired and I have since sold the property privately. Is there any legal action the listing agency can take against me for selling privately within x amount of days of the listing expiration?

It depends, Mike. Assuming the listing agreements in Canada are similar to those here in the US, a listing agreement usually specifies that if you sell the property to someone who was introduced to the property by any agent who had shown the property and participates in the multiple listing service within a specified amount of time (usally six months) AND your listing agent presented a list of people who were shown the property and one of them bought it, then you owe a commission. Otherwise, you have nothing to worry about. I do wish you well.
