Buying or Selling a Home/Buying Cash Deal in Florida from FSBO

Question
We will be closing on our home in Wisconsin soon. I would like to place an offer on a FSBO in south Florida. I don't know where or how to begin with this because there is no realtor involved. I also don't know how the seller would establish title, if there would be closing cost, or really how to go about this whole process. Please walk me through this if you can.
Thanks,
Tim

Answer
I would be glad to help you and walk you through your transaction, Tim, but be aware real estate attorneys handle most of the transactions in Florida, so you may as well find yourself a good local real estate attorney and have him or her guide you through your purchase. My charge for walking you through your purchase is $1,000. You definitely need someone who is very knowledgeable in the process. Otherwise, you may be at the mercy of the seller and/or HIS attorney. You should be protected with your inspection of the property and other miscellaneous charges. Of course, you can become very educated by allowing the seller to handle the sale. Do let a professional handle your interests. I do wish you well, Tim.

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot.
