Buying or Selling a Home/selling w/o an agent

Question
Good morning,

It's an odd question to ask a broker, bur here goes.
Mr Dennis, I inherited my parents' home in Philadelphia. My son has helped me tremendously with necessary repairs and wants to buy it. He has been approved at a very good FHA loan rate.
If I do not go through a realtor, how can I get a sale and purchase agreement form? Does it need to be notarized?
Any help would be greatly appreciated. We only have so long for the rate to be locked in.

Thank you,
Diane Kahmar

Answer
You actually do not need a Realtor to help you put your transaction together as long as you already have the buyer and seller together on an agreement, Diane. In PA, you should use a real estate attorney or a title insurance company. All necessary documents will be taken care of that way. I do wish you well.

Expertise

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
