Question
I am interested in buying a home that is selling for $74k and would like to know if I am making a good purchase.  Most of the houses in the neighborhood are valued at $65k and above up to $98k.  If the house passes the inspection, I want to buy it.  I would appreciate it if you could respond asap as it just came out on the market and good deals go fast. Thanks.

Thank you for your question...

The first thing you may consider is to employ the best Realtor in your area to represent you in the purchase of the home. You can use the listing agent, but it may to your advantage to have your own representation. There is no cost to you as the seller will pay the broker fees for your Realtor's efforts.

Your Realtor would help you through the process in determining the value of the property based on past sales in the neighborhood, and will help you with the inspections of the property. You would make your offer to purchase, contingent on you obtaining loan approval, and inspections. Your deposit would not be at risk until those contingencies would be released.

Based on a price of $74k and other like kind properties in the neighborhood with prices upwards in the $98k range, it appears that it would be a good deal for you. But please note that not knowing the area and not having information at hand to determine the actual value of the home, it would be to your best interest to get that Realtor... He/she will be able to help through the entire process and will be able to answer that question with authority...
