Buying or Selling a Home/Part time Real Estate Agent

Hi John,

I live here in California and just received my notification from the DRE that my salesperson exam is OCT 5. My problem is that when i started my quest to get my license i didn't need the money but now i kinda do. What i mean by that is that i could survive for 4 or 5 more months and hopefully close my first deal, but that's not a smart bet to make.

What i want to do is be a part time agent now and work full time but all indicators tell me that part time agents are not well respected and many brokers frown on agents going part time.

With this said I don't want to waste the time invested in getting my license just to see it not put to use.

What would you do my in my shoes?

Dear David;

Thank you for your question, and I am real sorry to take this long to answer it. I have just returned from a business trip and just getting around to my AllExpert questions.

As I studied for my real estate license way back in 1985, I worked full time with a paper distribution company as a sales representative. Even though I did get my license during my employment, I decided to stay with the company and join as a part time Realtor for Realty World. I worked night and weekends as a Realtor and as I got more involved in real estate, got some listings, made some sales along the way, and had some pending sales to rely on at the time I resigned. Then I decided to make the leap in faith and go for it full time in real estate sales.

Since that time David, I have had a great career in Real Estate for the past 23 years. I really did not make the mark though until February 1998 when I joined the Mike Ferry Organization. I went into semi retirement in August of 2007, which was short lived due to me buying 1/2 ownership in a Coldwell Banker Real Estate office in San Miguel de Allende, in Mexico. Now I manage and teach what I have learned over the years while still representing Sellers and Buyers in real estate when I want to.

The reason I am telling you this brief history is that what you wrote is how I felt when deciding to enter real estate. Take it slowly, make the right decisions such as what you have described in your note and join a real estate coaching company like MFO right from the start. You will not regret it, if real estate is what you want to do for the remainder of your sales career. Also join the best office in town to learn from the best that you will be surrounded by...
