Question
i want to be ready for investing very soon. You mentioned that you can tell me what things to look out for and this is something that I'm very interested in.  What homes would make it a steal and what things should I look out for?  Is it better to buy in an established neighborhood or in a new and busy one?  I would greatly appreciate it as I have heeded all your advice as it makes a lot of sense.  And should I look at home tax values when looking for a house or is that irrelevant and unnecessary?  I figure it gives me an idea of the property's worth.

First I would like you to interview a couple buyers agents that have been in the business for more than 10 years (that will take it back to old school - as we are experiencing now) and does a sizable amount of business.. say a minimum of 1.5 deals a month... the more deals an agent does the more opportunity they have had to understand the business and go through issues... buying investments is much more than a personal residence...

You want to make sure that you are in the 'black' have a good management company to work the property or an area where you can deal with it...and usually in a 'fringe' neighborhood, there are more renter and that is where the renters go...

Do track the taxes as this will effect you bottom line on your return as will your vacancy factor, repairs factor, advertising, management company % etc...
