Question
In determining the square footage of a home: is an area that has no vents for heat or ac to be included in the total square footage?  This is an addition added on by the seller - it was not permitted (some 15 - 20 years ago).  The addition has an opening to the dining room that is about 8 feet (approx.) in width.

Hi David,

I don't know if your local statutes and building codes are different than the ones we have here in Nevada, but an unpermitted addition is never included in the total square footage, even if it does have vents for heating and cooling. Appraisers usually will not include unpermitted additions in the square footage of the living area. If the seller wishes to make upgrades to the addition to bring it up to code and have it inspected and permitted, it could then be added to the official square footage.
