WE CURRENTLY HAVE A BUYER FOR OUR HOME IN LACEYVILLE PA WITH OUR AGENT DO WE NEED A LAWYER FOR ANYTHING? OUR AGENT SAID SHE KNOWS SOMEONE TO DO OUR END OF THE PAPER WORK SHOULD WE GET OUR OWN OR ASK A PRICE ON THIS PERSON OUR AGENT IS GETTING.WE ARE NOT TO KEEN ON OUR AGENT IF YOU KNOW WHAT I MEAN. THE BUYERS ARE PAYING ALL OF THE CLOSING FEES. WE ALSO NEED TO KNOW WHAT ARE WE LIABLE TO PAY.

Hi Geri, sorry for the delay your question ended up in my spam file... (found it in the 1758+ e-mail though)

Every state has their own way of doing business... I am in California and we do not use lawyers... although if your state is not using escrow or title/escrow they most likely do have to have an attorney ...

Since this may well be the case, if you don't 'trust' your agent to recommend a good closing lawyer for you, I would suggest that you contact some friends you know who have 'sold' property and see who they like, then interview a couple and find one you are comfortable and confident with that will work for you... don't hammer to hard on price this is not an area where you want to be cheep, this is where you want to be represented and represented well...

I also (and could be wrong) find it hard to believe the buyers are paying 'ALL' closing costs.. they may be paying 'their' closing costs... but most surly you are paying commissions, and closing expenses associated with your seller side of the transaction...

You most definitely need to speak with a Real Estate attorney and get all of these issues addressed as you are liable ...
