Question
i am having a problem i bought my house and land together 8 1/2 years ago now i am trying to refiance and they said i need to surrender the title i don't have that never did i have the deed to the land i had a lender and we had a closing agent yet trying to find these people to clear this matter up they are no longer around when i called the state to give them a number she said that it was never transfered in my name i need the title to get de-titled for this refinance yet no one wants to help they send me in circles i also tryied contacted the title company and they said since i didnt purchase a title insurance they can't help me what can i do

Hi Jerry...the lender had the title.  It seems unlikely that they would not cover their security by holding the land until paid off.  The title company is responsible for transferring the proper documents to the state....that's what they do! Somebody is NOT telling the truth!

The title company would be my first attack...find your escrow papers, and read them...they are insured for big money to protect you from error.
