Buying or Selling a Home/Loan to a family member

Question
I would like to be a loan provider to my son so that he can purchase a Co-op Apt in NYC. I will charge the prevailing interest rate and will prepare a document which will be filed at the County Clerks office so that he can deduct the interest payments on his taxes. I will declare the interest that he pays me as an income to the IRS.  The Q I have is whether such an arrangement is allowed that I can act like a banker in this transaction.

The Real Estate,Mortgage & Banking Regulatons differ somwhat in all 50 states. To the best of my knowledge, however,such an arrangement is OK in each if all of their laws are followed.I urge you to check this out with an Attorney who specializes in such transactions OR an Escrow or Title Compny that does Real Estate Closings --and have him /her/them handle this for you.That way you'll have all your "i"s dotted and you "t"s crossed!

Yes, you can be the BANKER for your son.But get professional help setting it up!
