hi,

we are buying a house that was built in 1962 in las vegas, nv. we had a home inspection done, and the circut breaker box is not up to code at all, they even have two wires going into a single breaker, when it's only suspost to be one. my agent had a contractor come out and look at it to see how bad it was. he said that the whole thing has to be redone, because if he just put one wire in each breaker, half the house wouldn't have power.
we sent this to the seller's agent and asked them to fix it, but they will not answer us until our home appraisal is done. i just really want to know if we have any ground to stand on with this issuse and how hard we should fight to get them to fix it.

Congratulations on buying... great time to do so...  if it is just the box, depending on what you paid against the value of the property... I wouldn't let that make or break the deal... no home built in '62 will be to code, unless perhaps the seller is an engineer contractor... I sell old home with glass fuses... that for about $2500 are all upgraded to 200 amp service... now that will not adjust your wire inside the walls... but this is typical of an older home... you can add outlets with dedicated circuits (advised) for high powered appliances and perhaps to ground a circuit...

All homes are sold 'as is' although you can always 'ask' a seller to repair something... no guarantee he will ... and from my knowledge, NV is not as kind to buyer as we are here in California... you agent should be able to guide you...

The seller may wish to wait to see if he will be hit with any other issue from the appraiser fixes to dollar value issue...

FYI... a double tap circuit (2 wires in one breaker) typically you also can add a breaker and separate the wires... call a good electrician that won't ripe you off to more than you need or can afford to take care of at this time...
