Question
How do I in Mass, go about adding my daughter's name to my mobile home? I want to do this as I am 71 yrs old and am concerned that if I end up in a nsg home, I will lose this home. Is there a cost involved?

Answer
Hi Kathie;
this is more of a legal and estate question.  Adding your daughter to title requires a legal recording and an attorney can do this.  If you want, and if you have a tax advisor you can ask for them to assist instead.  Just adding your daughter to title will not need much but you might also look into financial responsibilities and ask about transferring title, willable title, and all of the other types of shared ownership.  You should also ask about'gifting' of an estate or part of an estate. there may be some advantage to you to do this. Since I have no idea what you finances aare nor do I know you tax situation, it is difficult to advise you.  You should check tax laws and find out what your tax ramifications are.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
