Buying or Selling a Home/Can a CDPE help me as a Buyer?
Expert: liznarr - 3/11/2010
QuestionHello....I am an eventual perspective homebuyer in the Tampa, FL area. I have just today learned about the concept of what a CDPE does and that they normally help a seller through the process of a short sale. My question is would a realtor who is a CDPE help me as a Buyer through the process of buying a short sale also? As I am sure you are aware, the Greater Tampa area is bulging at the seams with short sales and I have read that you must have an experienced Realtor who is comfortable with the process if you are considering an attempt at purchasing a short sale.
AnswerHi John,
I apologize for the delay in getting your answer out. I am in the middle of a physical location move, and my service has been temporarily interrupted.
Yes, a qualified Realtor could help you as a Buyer in purchasing through a short sale process. And I would certainly think that any Realtor who has taken the time, trouble and expense to obtain a CDPE designation is definitely more qualified than other Realtors who have not taken the course.
I don’t have much experience with short sales, but I do understand that they can be VERY complicated; and constant communication with a lender is required.
The simple act of obtaining a designation does not, however, qualify one as an expert. Just be sure and ask pointed questions of someone with this designation such as how many short sales they have handled; how long you should expect the process to take; and can they provide you with any references (if you feel this is necessary), along with any other questions that you feel you need to ask.
Good luck to you, and feel free to write again if you have additional questions.
Regards,
Elizabeth
