Buying or Selling a Home/Conflicted about Agents

Jessica,
My husband and I called a realtor last month to see her listing (her sign was in the yard.)  She showed us the house, but we made no move to purchase it.  Since then, we met a second realtor while driving through a different neighborhood.  She has shown us a few houses that I found online.

The first house we saw with Agent #1 has "Contingent" listed on it now, but if it comes back to an available status, my husband and I are thinking about making an offer.  Do we need to go through the second agent, or can we go directly to the original one.  We have not signed any paperwork with either.  Thank you.  (it is a short sale.)

Hi Christine;
Since you have not signed paperwork with the second agent you are free to 'employ' the first agent to work for you but since she is representing the seller you might actually want to bring in your own 'Buyer's Agent' who will look out for your best interest. My suggestion is to discuss it with the listing agent and see if she is willing to cooperate with a Buyer's agent since she was the original procuring cause and may not wish to share the commission.
