What are the top goals of realtor's for this year

Wow, Jeff, that's a whale of a question.  One for which I don't think I am qualified to answer as I am only one among many, but I would like to make some comments.  One of the MLSs that I belong to, has had over a 50% membership drop in the last couple of years. I know many real estate agents who have lost their personal homes and gone out of business.  Our national situation has been devastating for real estate professionals so probably one of the top goals for many will be to try to hang on.  Now how they do that is the question? My personal goal has always been to be the best at what I do and by that I mean the most knowledgeable.  I don't want an ignorant medical provider and I think peoples homes, which are their largest purchases, deserve the same respect. Since, in many areas, foreclosures can comprise easily 35 to 45% of the market, a good real estate agent today had better understand foreclosures.  I have become a Real Estate Owned Specialist.  REO(Real Estate Owned) is the acronym for bank(corporate)owned properties  Next there are all kinds of government sponsored programs to assist buyers.  Maintaining good contact with lenders, keeping up on available programs, and attending pertinent seminars is critical to help buyers.  The third component of today's market is Short Sales.  Advising Sellers to seek Tax consultation in preparing for a Short Sale has been sadly missing in a number of instances.  Also the Short Sales process for Buyers can be very difficult since they don't move in a timely manner.  Failure to inform a Buyer of this fact can leave someone expecting to move into a home on a certain date and then have it fall through. This is what I mean to be knowledgeable.  The goal of some agents maybe to decide where to put their marketing money, I don't know.  Pick your agent with the same care as you would use to pick your doctor.  Those little letters (Designations, Qualifications) after an agents name means they have done extra work to be good at their job.  Find out what they mean.

A lot of people who want to move to the mountains don't really realize what it might involve. For instance, here in North Georgia, if you want a mountain view, you may have to drive up very steep roads. Will you have well water (That's usually good!)? Do you speak septic tanks? Have you considered that if you want really want to get away from it all, you'll do it on a gravel road? What's difference between a Log home and a Log Sided home? How can I tell? Who takes care of the house when you're not there? Where can you stay to check it out? This is a very popular area for second homes and investment properties or when you finally decide to get way from it all, I can find your perfect property. I can answer questions on North Georgia Mountain living, housing, land, amenities, and activities. We handle a lot of foreclosed properties in our office so I have become a Certified REO Specialist. REO means Real Estate Owned and is the industry name for a Foreclosure. It refers to "owned by a bank or other corporate entity". If it involves an area of expertise I don't have, I can probably tell you what kind of an expert you do need.

Experience

We've had property in the Ellijay area for over 10 years. My husband, who is a Civil Engineer and Appraiser, and I built our own log home. We researched log homes and North Georgia for three years before choosing Ellijay. Because of the building experience and being married to an engineer/appraiser, my real estate experience is a bit more extensive than average. I also am an education freak believing that the more you know, the better off you are. My husband and I both like photography, so we drive and hike all over the mountains looking for pictures.

Education/Credentials
MHA, CMA, Licensed Realtor, Associate Broker, e-PRO, GRI, Certified REO Specialist. Realtors are required to have 24 hours of continuing education every 4 years. In the last three years, I have 180 hours so far!
