Buying or Selling a Home/selling home; didn't get permits for remodeling

Question
I've been searching for the 'right' way to go about this. I am selling my home. I remodeled it about 4 years ago with a licensed plumber, electrician and contractor, all 'old' school meaning they didn't want to hassle with permits which at that time would have held the projects up for months.  I agreed with the knowing that everything was completed to code upon their word, and I believe it was and the place looks amazing.  What do I do with regards to disclosures and/or the need to get permits now. Is it necessary. I know a home inspector would find everything to code so no red flags there.  Obviously, I'm in a bit of a position.  I thought I would have held onto the house longer and that it isn't the case.  What would you advise at this point?

Answer
If you list your property with a Realtor, Judy, make sure you disclose to him/her what you just said. The potential buyer will or won't ask for permits before buying. You will need to disclose the condition of the property in a document during the purchase process. The buyer may choose to have a property inspector check everything out and perhaps saving you any costs of permits, etc. However, the buyer does have the right to ask for the house to be completely acceptable according to permits. It could be a point of negotiation that you and your Realtor can handle. I don't know how long ago you had the work done as you describe, but today's requirements just might be a little more stringent and therefore not acceptable to a buyer. You will not find out until you get a buyer. I do wish you well.
