QUESTION: Does a water softener qualify for energy credit or home improvement?

ANSWER: A water softener (to the best of my knowledge) is not saving energy, conserving water, or doing anything that would help with an energy credit.  However, I do not profess to know about the product and the various models to say for sure.  So...if you found one that is an energy star rated model then perhaps it is and would qualify.  As for home improvement...certainly doing something that enhances your home's features is considered a home improvement.

ANSWER: Hello Mary;
If you are asking if this can be a tax write off, then I cannot advise you and you should consult an accountant.  If you are looking at this for some other reason, then I would say: of course...it is a home improvement just like any appliance is a home improvement.  If you are asking if it increases the value of your home...well, it depends.  If hard water is a huge problem in your area then a Buyer might consider it an added value.

I am sorry that you are not happy with the fact that I cannot give any tax advice, but unfortunately, I must be extremely careful about the types of advice I give.  Since I am licensed to sell real estate I can only give advice about home sales not what you can do on your taxes.
