Buying or Selling a Home/home real estate listing

Hi,

I've had my home for sale on the market for over a year and I'm taking it off the market for about six months, then putting it back on early 2011.

I'd rather ask you this question than my Realtor: I think it's best to put it back on the market early next year under an entirely new listing. How much does this cost, generally, to create a new listing, rather than put the old listing back into play after having the home off the market for 6 months?

Would my Realtor be justified in not opting to create a new listing?

Perhaps new photos should be taken too, with new angles.

Any other suggestions, besides some more favorable staging?

I don't want to dump my existing Realtor because he's reasonable (although not always prompt in returning my e-mails), but maybe I'd sell it faster by going with a new Realtor after taking it off the market for 6 months.

Good question, Keep in mind, you might have the best agent in your area, sometimes it is not the agent, it is the times;  The listing should not cost you anything? Listing a home with a REALTOR is part of the sales commission. Now is the time to have your home on the market, NOW. If it is not selling, look at these factors, location, price and condition, 1 of these are responsible for homes not selling. most times it is PRICE... As for your REALTOR,I can not understand not be available or getting back ASAP, REMEMBER YOU ARE THE CUSTOMER... Home on the market for over a year, I would be concerned.

New photos are always great. Agents are replaced all the time, sometimes it is good for you as a customer, keep in mind you may/will loose the friendship of current agent.

I am not a fan of staging, I would consider cleaning out and cleaning up, keep in mind I am from the old school, new agents, all they want to do is stage.

My suggestion and personal opinion;

Make sure you have no obligation to anybody, ie listing has expired. Interview several EXPERIENCED VETERAN REALTORS. Look at price, SERIOUSELY.Consider all options, ie bonus, closing cost, allowances, make your home attractive to a buyer, offer new appliances, and then again look at price vs the competition. flyers and open houses, are a waste of time.

In interviewing agents, interview a veteran agent from a small firm with experience, as well as agent from large firm in your area.
