Question
My husband and i purchased a 1978 Champion Double Wide home @ 8 years ago. We have completely gutted the place and remodled the home. We have but it on a permenant foundation and since then the titles have been turned into NC DMV and have been abolished. Now 8 years later our family is growing and we want to sell the home with the land but we do not have the original Hud Plate. The sticker that would be located on a cabinet some where in the home. We did get in contacted with the makers of the Champion  moblie home double wide and they sent us a zeroxed copy of the paper/sticker/plate. With that beening said can we sell the home and can it be financed for the future buyer from a bank. We live in Moyock Nc and hope you can help us with our delima.

Answer
It would be foolish for me to attempt to give you advice in this matter, Bryan, because as a California real estate broker I might be misadvising you since I cannot say I know North Carolina mobile home rules and laws. However,if we use common sense in this matter, you might be able to help yourself. Why not talk to a mobile home park manager and see if he/she can know the answer to your dilemma. Try at least two or three of them. If that doesn't work, talk to a NC real estate agent who makes it a habit of working with mobile homes and helping clients. Hey, just maybe you might bump into the agent who will sell it for you very satisfactorily. I do wish you well.

Expertise

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
