Question
QUESTION: I HAVE A HOUSE THAT WAS DAMAGE FROM HURRICANE AND MY SPOUSE
LIVE ON THE LAND, SHE MOVED AND THE HOUSE IS JUST SETTING,I
ASK WOULD SHE TAKE 10 THOUSAND DOLLARS AND SHE AGREED, HOW DO
I MAKE THE DEAL IN BE THE LEGAL OWNER. WE ALREADY DIVORCE
SINCE 2006.

ANSWER: Dear Wendell;
If your ex-wife was the legal owner and when you were divorced she was the sole owner of the home, then all you have to do is draw up a contract that you both sign.  To make the contract enforcable it must be recorded with the county clerk in the county where the home is located.

QUESTION: WE BOTH OWN THE HOUSE BUT SHE CHANGED THE LOCKS,AND SHE IS CO OWNER I BOUGHT THE HOUSE AFTER I MARRIED HER SO ITS COMMUNITY PROPERTY I SPENT A LOT OF MONEY ON LAWYERS ALREADY, SO I NEED TO DO IS GOT TO CITY HALL TO MAKE A CONTRACT IS THAT WHAT U SAYING, SHE IS USING HOUSE AS STORAGE RIGHT NOW, I KNOW SHE DOESN'T HAVE THE RIGHT TO CHANGE LOCKS BUT I DON'T WANT TO SPEND MONEY ON THE LAWYER AGAIN

Answer
Find out if your state uses a quit claim deed and if so access one on some legal forms website.  What this means is that your wife will relinquish her interest in the home and all claims on future profits.  If you have a loan on the home(mortgage) you should talk to the lender to let them know what you want to do and they can help as well.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
