Question
What is the difference in real estate dealers? Or is there one? They all have the same info don't they? As far as listings go. Does a Real Estate Dealer say 30 miles from me have the same listings as the one in my own town?

Hello Joyce - "dealers" is a unique choice of words. Usually when someone asks about dealers they are referring to manufactured homes that are not affixed to the ground/lot which requires a different license to sell. Therefore I will anticipate you meant real estate licensees who represent buyers and sellers of 'real property'. The primary difference between real estate licensees is those that are members of the National Association of REALTORS and those who are not members. You should seek out a member of NAR as this individual is accountable to a higher standard of performance called the NAR Code of Ethics. This actually stipulates an agents duties to clients and customers and their duties to the general public. Most sellers and buyers are not aware a REALTOR has a duty to protect your best interest where non-REALTORS are only governed by ordinary commerce (the law in your state). As far as for information, usually anyone who has access to your local Multiple Listing System can provide the same data... but you could get that data yourself from realtor.com. 30 miles can be a significant distance in some areas.. and in areas like Metropolitan Phoenix 30 miles is just a short drive away! AZ also have some high mountain locations where 30 miles is in a different MLS area and therefore not all licensees have access to both databases. So this is a great question to ask a REALTOR when interviewing them. A REALTORS service includes a fundamental knowledge of the area and more importantly the duty to disclose issues and nuances about those areas to inform you of objective information so you can make an informed decision. In addition, they understand the laws and the duties of the other parties including what the other parties are required to disclose to you. This can save you thousands of dollars of expenses and fees should you elect not to be represented. The next item of concern is experience. Many licensees may have had their license for many years without a significant amount of production. Production usually identifies a history of satisfaction or lack of satisfaction.  History leaves clues.
