Buying or Selling a Home/lien on property

Question
How do I know if I have lien on my property? Can I give it to my daughter without paying off the lien? I live in Texas. My daughter lives in Peru is cannot travel here.

Answer
You can find out if you have a lien on your property by contacting a title company and they will charge you for searching the title on your property and report to you. If you expect the search to be guaranteed, they will charge you more for it. It's up to you if you want to accept the results of the title search without a guarantee.

Yes, you can give it to your daughter without paying a lien off, but if you should have a lien on the property, depending on the amount of the lien, why would you want to give the property  with that burden? That is up to you, of course.

But there are better ways to give her the property or achieve the same result without actually converying title to her. She does not have to travel here to accept the title. But she does have to accept you giving her the title. If she decides she does not want the property, you will have to find another remedy for disposing of the property. I do wish you well.
