Dear Dick,

We wonder if you can tell us what the conditions are to undo a personal contract (not yet formal, but informal) between us (2 girls from Holland) and the other party (a girl from Kroatia). It is about buying land from her, although every time lies occur, things are not told, there is dishonesty. It that a base to undo a Kroatian contract?

Answer
There is an old saying in real estate, Helga: "If it is not in writing, it was never said." That means whenever you have any kind of real estate transaction that involves the sale and purchase of real estate, you should put it on a WRITTEN contract. That way no one can lie about what they said. Also, if you are referring to any kind of agreement in which the parties involved are from different countries you should definitely have a real estate ATTORNEY OR LAWYER specialist involved to make sure the agreement is as it was originally said between the parties. Do not let a lack of funds stop you from hiring an attorney to help you. Otherwise, it may wind up costing you lots more. I do wish you well.
