Buying or Selling a Home/Land Not Buildable

Hi,

My mother has owned some land for over 40 years in Maryland that is in a wetland area. In speaking with the county they have said that one would need to go through the Environmental Planning board to be able to build. It is surround by swamp areas. I have tried to sell the lots ( a total of 3 lots) but no buyers even at an absolute auction. We are thinking about donating the land and if you have any input on what this would entail and if it would be feasible. She is in her upper 70's and is tired of paying the property taxes each year of $1500. Any advice or guidance is appreciated.

Hi Natasha,

You first have to find someone who is willing to take the land.  There are many non-profit organizations that might be interested.

I would start by calling the Maryland County Conservation Commission in the county in which your Mother’s property is located.  This way, the land is most likely preserved forever.

Here is a link you can investigate for donating land to a charitable organization in Maryland.  http://www.realestatewithcauses.org/maryland-real-estate-donation.htm    I know nothing about this site, but found it on Google.  Be sure any donation you make is handled properly and that it will actually go to the organization you intend.  You may have a favorite charity of your own, but any legitimate organization you want to donate to, will step you through the process.  

Your Mother may also be able to take a deduction on her income tax return for a land donation.
