Buying or Selling a Home/Less Land than we thought

Question
We bought a house and it was listed with 60 feet by 179 feet less land than what was listed. Is there anything we can do about it? Who can we go back on? The realtor helped us measure the property according to what she listed. We live in Kentucky. Thanks

Answer
Dear Debbie;
When a listing agent lists incorrectly he or she is accountable for the correct information.  Since it was measured by the listing agent this is the one responsible and to whom you should file a complaint.  I am not sure if (from your question) you measured the property with the listing agent.  If, however, there was another agent (your buyer agent) who helped you measure and pointed out that the property was not the size that was listed I am wondering why you closed on the house without pointing this out.  Certainly you are entitled to calculate what the cost per square foot of the land is and then ask to be compensated for the difference by the listing brokerage.  Call the listing broker and then if you don't have any success call the managing broker of the company.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
