AnswerIt depends what kind of title search you want, Upinder. A true title search actually checks every detail on the title of a property . . . all the way back to when the U.S. became a nation and even before when the king of England transfered large land grants, or when the king of Spain transferred titles to his amigos with large rancheros.
No, title companies really do not go THAT far back on titles to a simple home down the street. After all, that house down the street was not in existence way back when. Yet, back then when the rancheros were deeded, they usually came with an encumbrance, say, for example water or mineral rights. Not so far back, a large parcel owner may have reserved certain rights for him and/or his family and what succeeding owners could and couldn't do with the property.
With properties that were more recently transferred, you'd want to make sure that no liens or new encumbrances were attached to the title or clouds on the title.
Finally, I, myself, do not take chances with titles. Ever since about 22 years ago, I bought a property WITH title insurance. There was a big error in the title which was not disclosed and the title company had to pay me $20,000! So, I recommend pay a title company to do its professional job and you will be glad you did. You are purchasing insurance. If there is something you'd like to know about the title of a property you already own, go ahead and phone the title company that did the report for your property. They will be glad to help you.
